Discover endless opportunities to grow and make your mark at Hines.ResponsibilitiesAs an Assistant Property Manager with Hines, you will be responsible for supporting and assisting the Property Manager in overseeing and managing the financial and operational facets of the community by completing accounting and bookkeeping tasks, preparing monthly close-out and financial reports.Promotes resident and customer satisfaction and retention by responding to inquiries, complaints, questions, and requests in a timely and professional manner, and taking appropriate action to resolve and address service issuesMaintain and update property documentationCompletes the daily transactions and tasks related to the financial operation of the community by collecting and posting rent, fees, and other payments, preparing daily bank deposits and reconciling bank accounts, preparing financial reports, and processing invoices and payablesAdheres to Hines’s established procedures related to evictions by following proper notice requirements, evicting residents, and representing the community as required in court hearings and eviction proceedingsReviews and submits invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchasedProcesses resident move-outs by reviewing lease terms and notice requirementsReviews resident files and accounting records, communicates with residents regarding outstanding balances, implements procedures for collecting on delinquencies, and enforces the lease to maximize revenueActs as the on-site supervisor in the absence of the community manager by organizing and delegating daily work, and coordinating maintenance and make-ready tasks with the maintenance supervisorAssists in managing the client/owner relationship by meeting with the owners, conducting community tours, providing updates and information about the community’s performance, and responding to owner requests as neededQualificationsMinimum Requirements include:
Work indoors approximately 95% of the time and outdoors 5% of the timeUse olfactory, auditory, and visual senses to inspect building and detect emergency alarmsOn occasion, perform physical inspections of the property which may include climbing up and down stairs or accessing restrictive openingsAbility to lift up to 25lbsThough occurrences are rare, be accessible 24 hours a day in case of an emergency and perform on-site operations management during natural disastersTransfer properties and work overtime as business needs deem appropriateAbility to work a flexible schedule including weekends and holidaysClosingAt Hines, we strive for excellence as a leading global real estate investment manager, driven by our by our belief that real estate is fundamentally about people.
