Job title: Construction Estimator

Job description: Reporting directly to the Project Controls Manager, the Construction Estimator works closely with the project manager, the owner, the architect, the engineer, and other stakeholders to resolve any issues or discrepancies that may arise during the estimating process.
As a Construction Estimator you will be responsible for accurately estimating the costs of construction projects, including materials, labor, and equipment.
Your key duties will include:Analyze project plans and specifications to determine the scope of work and materials required for construction projects.
Prepare detailed cost estimates for labor, materials, equipment, and subcontractor services.
Research and gather data on material and labor costs, market conditions, and other factors that may impact project costs.
Collaborate with project managers, engineers, and architects to understand project requirements and develop accurate estimates.
Review and compare subcontractor and supplier bids to ensure the best value for the project.
Prepare and present cost estimates to clients and stakeholders and provide explanations for cost variations and recommendations for cost-saving measures.
Maintain accurate and up-to-date records of project estimates, budgets, and cost data.
Monitor and track actual project costs and compare them to estimated costs, identifying, and explaining any discrepancies.
Project Planning:Conduct Project Pre-Construction meetingsBudget Management:Selection and negotiation with subcontractors and suppliers.
Development of project schedule and budget.
Variance to budget analysis.
Define Procurement requirements.
Develop Procurement Plan.
Take Offs.
Buy-Out Matrix.
IFC Budget.
Identify potential suppliers and vendors.
Issue RFP’s.
Evaluate proposals.
Negotiate contracts/pricing.
Issue purchase orders/contracts.
Close procurement activities and evaluate suppliers and contractors.
Coding and validating with the budget.Change Management:Assess impacts on project scope, budget, resources, and scheduling.
Analyze feasibility.
Issue RFP to vendors/contractors.
Implement changes and updated budget and project documents.
Evaluate change.Process improvement:Conduct Vendor EvaluationsSupport the growth and development of company culture and professionally represent Northland Properties.What are we looking for?Bachelor’s degree in construction management, engineering, architecture, or a related field, or equivalent work experience.
3+ years of experience in estimating commercial construction projects of various sizes and complexities.
Strong understanding of construction methods and materials.
Excellent analytical, mathematical, and problem-solving skills.
Good communication, negotiation, and presentation skills.
Proficient in using various software tools and applications for estimating, such as Microsoft Excel, Word, Project, AutoCAD, Revit, Timberline, etc.
Ability to work independently and as part of a team.
Comfortable working under pressure and meeting tight deadlines.
Detail-oriented, organized, and reliable.
Valid driver’s license.
