Today, Tamarack Homes continues to be one of the most sought-after home builders in eastern Ontario.Work DescriptionThe Construction Manager will work in an advisory and support role for the Construction teams as part of delivering a high-quality product to the Tamarack homeowners. The Construction Manager, in conjunction with Vice-President of Construction, will review project details and ensure that accurate instructions and files are maintained for site and trade use. The Construction Manager will also be responsible for sourcing and contracting trades and performing some estimates.Major Responsibilities:Construction Support

  • Responsible for editing schedule as needed and ensuring Site Superintendents and Finishing Foreman are following the schedules.
  • Provide general briefing and updates to VP Construction regarding the schedule, ensuring information is provided when closing dates are unlikely to be met.
  • Review construction schedules with Site Superintendents and Finishing Foremen to ensure starts, trades schedule and completions dates are aligned.
  • Adjust schedules as needed to modify closing dates when needed.
  • Oversee the dissemination of schedule changes to trades, suppliers and Tamarack employees.
  • Conduct weekly site walk-throughs with trades and/or Site Superintendents to review and make decisions on various items, assess fit, finish and structural adjustments as required.
  • Coordinate and lead bi-weekly Production Meetings with Site Superintendents monitor progress, deadlines, concerns and budgetary concerns.
  • Support Site Superintendents as required with coordinating issues with trades in relation to overall scope of work, plan interpretation and PO work verification.
  • Coordinate the production of custom layouts with the Drafting and Sales departments.
  • Assist and advise on service concerns with difficult clients (ie. HVAC runs, etc).

Trades Management

  • Management the full cycle of trade contracts, which includes write and review scopes of work, contracts, renewals, performance management and contract termination.
  • Address concerns from trades, and resolve issues with trades and other parties (Tamarack, other trades, etc).
  • Regularly build new and maintain current relationships with trades as part of business development.
  • Prepare and send for tender all building construction requirements for all sites in Kingston.
  • Verify specifications and price are in accordance with vendor agreement when preparing purchase orders.

Procurement and Estimating

  • Responsible for overseeing the production of base purchase orders (POs) for all aspects of new builds.
  • Responsible for the execution of amendments to trade pricing in file.
  • Prepare and provide estimates for custom orders to Sales department as requested.
  • Act as the liaison between the Construction Team and Sales Team, providing timely and necessary updates on key changes, timelines and product information.
  • Coordinate and lead Design Centre meetings as necessary with Design team in order to ensure timely delivery of interior colour selections.
  • Complete and verify steel takeoff from issue for construction (IFC) plans and issue PO, and ensure files and updates are posted to the appropriate systems/locations.
  • Build and adjust material takeoff sheets for (lumber, steel, brick, etc.) for Kingston as required.
  • Review and analyze sketches and compare to PO.
  • Complete quantity take-offs as required for extras.
  • Coordinate with the Design Centre to determine pricing and availability of items.
  • Ensure that the product and quality of materials meets all specifications listed in estimates, and troubleshoot when issues may occur.
  • Review and oversee the documentation that is required to finalize purchasing agreements between Tamarack and its various subcontractors.
  • Find specialty items not found in our Design Centre and alternate items to replace discontinued products.

Change Management

  • Review processes and make recommendations for change or enhancement, related to construction processes, ordering, sales and schedules.
  • Review current approaches and provide recommendations for change where greater efficiencies can be generated.
  • Review service reports and home inspection reports and make recommendations for proactive changes in order to reduce service calls and pre-delivery inspection (PDI) issues.

Leadership/Management

  • Day-to-day management of direct reports, including ensuring monthly duties of team members are performed as expected, reviewing as required to ensure timely, complete and accurate reporting in accordance with policies and deadlines.
  • Review work and provide feedback, deliver performance assessment and give feedback
  • Participate in recruitment process as required, screening resumes, attending interviews all the way to ensuring the successful onboarding of new team members.
  • All other duties as required.

Health and Safety

  • Support and advocate Tamarack’s strong health and safety culture through all aspects of work.
  • Support the roll out and implementation of new health and safety initiatives.
  • Make recommendations on measures or advise on best practices that would improve worker safety.
  • Conduct Health and Safety Orientation with trades and/or employees as required.

Statement of Qualifications:Knowledge, Skills and Abilities

  • A minimum of ten years of progressive work experience in construction, with experience in residential construction.
  • Relevant post-secondary education is required, with a preference towards construction related studies.
  • Strong customer service skills with the ability to communicate effective in writing and verbally is required.
  • Strong attention to detail with the ability to set and manage priorities effectively.
  • Ability to collaborate, develop and foster relationships with other parties.
  • Ability to learn, adapt and adjust to changing needs of customers.
  • Proficient in Microsoft office including Word, Excel and Outlook.
  • Working knowledge of CAD and/or Revit would be considered an asset.
  • Working knowledge of BuildPro and Newstar, or other construction/procurement/scheduling software would be considered an asset.
  • Strong financial planning, budget, and contract management skills are required.
  • Valid driver’s license with access to a vehicle, for the purposes of conducting regular site visits and meeting with subcontractors, trades and homeowners at various locations through the City.

Physical/Sensory Effort/Work Environment

  • Provide service to several people or departments, working under many simultaneous deadlines.
  • Must be of good physical condition to preform site visits and verify measurements and estimates/quantities.
  • Sitting or standing for long periods of time at workstation.
  • Overtime as required.
