Job description: CompanyWest Edmonton MallDepartmentTriple 5 Head OfficeClosing DateAug 09, 2024The position of Construction Project Manager is responsible for effectively overseeing and performing daily on-site activities pertaining to construction and renovations projects for West Edmonton Mall, Triple Five related entities and properties, and those of its tenants. This position will report directly to the Vice President of Construction.Primary Responsibilities:
- Working with company representatives to ensure completion of all required renovations projects within set budgets, time schedules, and to the expected quality standards as per plans and specifications.
- Utilizing industry experience to oversee various tenant space and common mall area renovations and remodeling projects, tasks, and trades services at various locations as per project demands.
- Understanding construction/renovation project plans and specifications with the ability to read design plans, schematics, work orders, blueprints, etc.
- Reviewing and assisting in determining project plans and specifications.
- Identifying potential cost-savings and risk items with associated mitigation measures.
- Coordinating and supervising the activities of general contractors, trade contractors, subcontractors, and internal resources necessary for completion of various renovations jobs and projects.
- Continually monitoring and addressing project inspections, quality control, code and safety compliance, and timeline adherence while ensuring all proper follow-ups, repairs or remodeling is completed to client satisfaction.
- Working with and supporting Head of Planning with regards to code compliance and Permitting.
- Responding to information requests, prioritizing workloads, and speaking on behalf of the Construction Department when requested.
- Monitoring daily tenant construction work, completion timelines, and deficiency reports.
- Maintaining and implementing proper procedures for project documentation including record drawings, material delivery, change orders, shop drawings, and requests for information from consultants and sub trades.
- Procuring both sub trade and general contractor pricing and preparation of contract documentation.
- Issuing and monitoring of purchase orders, processing and approving invoices in conjunction with budget control measures.
- Reviewing of Tenant Consultant drawings for compliance with Mall requirements (in conjunction with Mall own Consultant).
- Liaising with Tenant Consultants over design of storefronts, signage, lease lines etc.
- Preparing and submitting Building Permits and the like.
- Preparing updates for ownership on current and anticipated workload including risk items.
- Production of Schedules for individual projects and high-level forecast schedule for known upcoming work.
- Supervising and mentoring of Junior members of staff.
- Assisting in reviewing Lease documentation with regards to Tenant and Landlord scopes.
- Liaising with Consultants to produce all necessary plans and specifications for Landlord projects, including defining scope of works.
- Liaising with the Leasing and Legal Departments and assisting with construction issues as required.
Desired Qualifications:
- Extensive experience in the renovations and construction industry preferably in a project lead or general contractor role.
- Working knowledge of the renovations industry including setting project timelines, renovation administration procedures, and proper measurements, design, and code specifications.
- Formalized training in a related trades or renovations based discipline with previous experience in project management or supervisory training as an asset.
- Exceptional project management, people management, and time management skills with the ability to ensure all renovations and construction projects are executed in accordance with the project drawings, specifications and schedules.
- A high level of professional communication skills and the capability to work with various trades people, contractors, technical personnel, executives and owners.
Terms of Employment:
- This is a full-time position that is required Monday through Friday but is required to have professional flexibility for various hours of work as needed on a project-by-project basis.
- This position is also eligible for our 4-day workweek program.
- This is a salaried position that will depend on experience and qualifications.
- Must be able to pass a basic security clearance.
