The ideal Development Manager has an entrepreneurial spirit and represents themselves and the Company with exceptional professionalism. Their purpose is to lead the delivery of development services for current and prospective clients and contribute to the overall successful and profitable delivery of projects. The Development Manager is responsible for all aspects of securing new projects and implementing a development program that realizes the client’s development and construction objectives.RESPONSIBILITIES:

  • Build long lasting, strong relationships with clients, ensuring their overall satisfaction.
  • Lead all aspects of the project development phase.
  • Provide due diligence services to clients for prospective site acquisitions.
  • Participate in the strategic planning process for securing new potential projects.
  • Lead and write responses to new project Request for Proposals (RFPs) to obtain new work.
  • Conduct and finalize contract negotiations with clients.
  • Finalize redevelopment programs for clients with consideration and understanding of site massing, net useable and boundary conditions, and site optimization.
  • Issue RFPs to various consultants and design-build trade contractors, evaluate their proposals, and make award recommendations.
  • Assess, finalize, and execute site preparation, ground improvements, site servicing, contaminated sites, and environmental habitat development programs.
  • Obtain approvals such as rezoning, development permits, Servicing Agreements, WSA, MFLNRO, CSR ministry instruments; including strategizing, positioning, negotiating, and evaluating options that impact projects.
  • Assist in obtaining various permits such as building, demolition, soil deposit, tree clearing, etc.
  • Lead, direct, and manage other team members such as Development Coordinators.
  • Build and maintain strong, professional relationships with all project stakeholders, representing the Company in a positive light in all interactions.
  • Participate in the drafting and issuance of project proposals, budgets, cash flows and preliminary schedules.
  • Review drawings and specifications, commenting on the building design, possible cost savings measures, and potential construction problems.
  • Review, understand, and summarize basic legal title documents.
  • Accountable for documentation management and administrative activities.
  • Plan, lead, and schedule project development meetings with internal and external stakeholders.
  • Use municipal Geographic Information System (GIS) tools to obtain municipal planning and property information and restrictions.
  • Act as a liaison with subcontractors for budgeting, value engineering, and constructability during design development activities.
  • Review, approve, and submit invoices for assigned projects, ensuring accuracy, completeness, and timeliness.

QUALIFICATIONS AND SKILLS:

  • Minimum 2 years of experience in working as a Development Manager or related position.
  • BCIT Construction Program Management Diploma or UBC Diploma Program in Urban Land Economics (DULE) or equivalent preferred.
  • Knowledge and experience in the process of designing projects from inception and managing and obtaining project approvals with little direct management.
  • Constant professionalism in dealing with external clients and project stakeholders.
  • Solid computer skills (Microsoft Office, Microsoft Project, PowerPoint, Bluebeam).
  • Excellent written and oral communication and interpersonal skills.
  • Entrepreneurial spirit when taking on new opportunities.
  • Delegate, manage, and mentor Development Coordinators.
  • Hold project team members accountable.
  • Organized, multitasker with the ability to set and manage priorities.
  • Exceptional time management.
  • Demonstrated ability to handle pressure situations in a professional manner.
  • Problem-solving and analytical skills.
  • Construction experience considered an asset.
  • Knowledge of site preparation and basic soil mechanics, contaminated sites and environmental habitat regulations, and site servicing, considered an asset.
  • Knowledge and ability to create development proformas considered an asset.
  • LEED AP and/or knowledge of LEED projects considered an asset.

Salary: CAD $90,000 – $120,000 per annumPowered by JazzHR

Expected salary: $90000 – 120000 per year
