$120,000 – $150,000Manager, Pre-Construction Duties & Responsibilities:Overview:
- Reporting to the VP Construction, the Manager, Pre-Construction will be responsible to provide overall management, administration, and technical direction to ensure the efficient and effective delivery of all assigned projects.
Job Responsibilities:
- Collaboratively effectively with the senior management team and all internal departments
- Responsible and accountable for all preconstruction activities
- Develop, coach and mentor a team of construction professionals and support staff.
- Work with internal and external stakeholders through conceptual project design to clearly define project requirements and confirm technical, financial, and regulatory feasibility.
- Develop and manage project budget, schedule, quality, and sustainability standards.
- Contract and oversee the work of external professional service providers.
- Plan and oversee the detailed design process and the preparation and review of tender documents.
- Develop appropriate procurement strategies, manage the tender process, and contract award documents.
- Establish and oversee master tracking spreadsheets of historical, projected, and actual projects. hard costs per discipline and appropriate tracking mechanisms between projects to allow for strategic analysis of data.
- Responsible to lead all exercises with construction and development for preliminary and ongoing construction budgets, risk analysis and financial projections related to hard costs, and proactively engaging with the development team in value engineering.
- Attend all consultant and design meetings as required and proactively set up value engineering meetings with the development team to be actively reviewing drawings and providing construction feedback.
- Conduct ongoing design review of all projects during rezoning and the pre-development design. phase to ensure project design is reflective of proforma construction budget and timeline.
- Participate in the negotiation of the CCDC and supplementary general conditions while ensuring the agreement is followed and the owner’s rights are preserved during the duration of the contract.
- Assist VP Construction to ensure that the project is built in compliance, on schedule, within budget, and to company’s quality standards.
- Maintain and improve business and community relationships.
- Enhance company reputation as a preferred client and industry leader.
- Participate or lead overseas material sourcing activities to ensure best/optimal cost performance of hard costs.
- Be creative in adoption of building technologies or design to achieve cost savings or schedule optimization.
- Travel from time to time as required.
- Assist with additional requests as required from time to time.
Manager, Pre-Construction Qualifications:
- A minimum of 5-8 years of experience in design-build construction project development
- Degree in Construction Management or construction related discipline
- Education & expertise in one or more construction disciplines
- A solid understanding of the construction industry, contract management, planning and scheduling, budgets, building products, and relevant technology.
- This position requires a high level of fluency reading plans, specifications, and related project documents.
- Key competencies are leadership, initiative, communication, teamwork, managing for results, and coaching & mentoring.
