As a Property Accountant in Vancouver you will:-Produce monthly and quarterly financial statements and assist in explaining variances
-Utilize analytical skills to review work at both a high level and in detail, delivering insightful NOI analysis.
-Analyze and thoroughly understand balance sheet accounts, reconciling working papers meaningfully;
-Gain a deep understanding of property expenditures and revenues; accurately record expense accruals, making adjustments when necessary.
-Review and approve leases and lease review checklists diligently and promptly; ensure setups align with lease terms for items such as rental charges, security deposits, TI and/or LLW amounts, and -other relevant clauses; maintain accurate setups for straight-line rent, recoveries, and other lease-driven accounting processes.
-Monitor significant cash flow items; ensure cash distributions, cash calls, and HST reconciliations are completed on time and are accurate.
-Compile audit files and supporting documentation as needed for annual property audits or tenant inquiries/disputes.
-Complete year-end operating cost adjustments and tenant billings for assigned properties
-Review capital and leasing job costs monthly; ensure jobs are set up correctly with accurate status and current forecast information.
-Support acquisition and disposition activities as needed, including post-closing adjustments; ensure trial balances or outstanding items are addressed promptly after disposition.Qualifications
To be successful as a Property Accountant in Vancouver you should have:-CPA Designation
-3+ Years of Property or Development Accounting Experience
-Previous retail property accounting experience would be an asset.
-Previous experience using Yardi is a STRONG assetSummary
