Calgary, ABOur client, an established and reputable property management company with assets across North America, is looking to hire multiple Property Manager’s to add to the Calgary team. Reporting to the Director of Investments, the Property Manager is responsible for overseeing the daily operations and administration of a diverse portfolio of mixed-use and residential properties in Alberta (up to 1000 doors). This role ensures efficient property management, fosters strong client and resident relationships, and upholds high customer service standards.Property Manager Key Responsibilities:Client & Property Management:
- Manage daily property operations, ensuring seamless client communication and issue resolution.
- Oversee property transitions, monitor maintenance needs, and ensure compliance with policies and regulations.
- Use sound judgment in handling emergencies to protect all stakeholders.
Leasing & Marketing:
- Execute leasing processes, approve applications within 12 hours, and manage lease renewals.
- Collaborate with the Marketing Manager to enhance property visibility and attend community events.
- Conduct market research to optimize pricing and reduce vacancies.
Resident Relations & Customer Service:
- Address resident concerns promptly, aiming for 100% satisfaction.
- Oversee move-ins/move-outs efficiently while ensuring policy adherence.
- Manage lease terminations and legal processes related to non-payment or breaches.
Financial & Reporting Duties:
- Maintain accurate vacancy reports and financial records.
- Assist in budget preparation, forecasting, and compliance with residential tenancy regulations.
Maintenance & Capital Management:
- Coordinate maintenance schedules, work orders, and preventative maintenance.
- Oversee major capital projects, infrastructure planning, and vendor contracts.
Accounts Receivable & Collections:
- Monitor rent collections, minimize arrears, and manage delinquency processes.
- Educate residents on digital payment platforms and oversee legal documentation related to non-payment.
Commercial Unit Management:
- Oversee tenant construction projects, lease administration, and sustainable initiatives.
- Ensure financial accuracy and compliance with lease terms.
Supervisory Responsibilities:
- Lead and supervise a small team of Resident Manager’s and Maintenance Technicians
Property Manager Qualifications & Skills:
- RECA License in Property Management required (either current or able to obtain within first 3 months of employment).
- 3-5 years of residential property management experience.
- Strong knowledge of the Residential Tenancies Act.
- Excellent communication, organizational, and customer service skills.
- Experience with Yardi software is an asset.
- ARM, CPM designations are an asset but not required
- Valid 5th Class Operator’s License and reliable personal vehicle required.
Property Manager Compensation:The successful candidates will receive an annual base salary between $80,000 and $95,000 dependent on experience. They will also be eligible to participate in the company benefit plan, RRSP contributions program, 3 weeks vacation + 1 week of flex days. The company operates on a hybrid working model, with 3 days in-office/week.Similar Job Titles:
