What Your Day Will Look LikeAs the Senior Project Manager, you will work closely with Site Superintendents, sub-trades, and operations staff to manage construction, document deficiencies, manage suite completions, and handle commissioning and closeout phases, emphasizing long-term quality.The Senior Project Manager interfaces with the entire construction team and reports directly to the Construction Manager.Hours of Work: Monday – Friday 40 hours per week.Work Location: Mixed between the Main Office and onsite Construction Office. All sites are within HRM.What You’ll be Responsible For

  • Help create and maintain roles and responsibilities matrix for project teams.
  • Create a list of deliverables for the project team and our subtrades.
  • Ensure team personnel complete all required tasks relating directly to their position and project delivery.
  • Assist with maintaining safety program.
  • Create, update and maintain the overall construction schedule and sequencing.
  • Incorporate short cycle schedules, six-week look ahead schedules with trade input using Lean scheduling principles.
  • Assist with administering subcontracts, defining scopes of work, creating schedules of values and ensuring subcontractor’s obligations are met.
  • Review shop drawings and ensure team is tracking and logging them appropriately.
  • Conduct Start-Up meetings with every subtrade, reviewing relevant show drawings and related scopes of work for coordination with other trades.
  • Author, distribute and track RFI’s as a part of the QA/QC program.
  • Responsible for change management, ensuring reports help manage SI’s CCO’s CD’s and creating and distributing change orders.
  • Navigate and resolve any conflicts arising from contentious omissions with sub-trades and consultants.
  • Ensure direct reports are coding, issuing and tracking PO’s accordingly.
  • Collect and approve monthly invoices.
  • Administer and monitor construction budgets.
  • Administer all cost reporting and forecasting via Procore.
  • Conduct Trade Meetings and track minutes and deliverables.
  • Conduct Consultant Meetings and track minutes and deliverables.
  • Conduct weekly internal team meetings.
  • Conduct various quality control activities and inspection programs on an ongoing basis as tasks change and new trades start and finish.
  • Check-in on the as-built drawing process for site staff and sub-trades.
  • Assist with project closeout, including archiving documents, operations and maintenance manuals, deficiencies, and warranty close out work.

Your work environment will be shared between the Main Office and an onsite Construction Office.   • 5+ years experience in a Construction Project Manager role.
  • Up-to-date knowledge of construction techniques and standards, as well as building codes and best practices.
  • An Engineering Degree or a Construction Technology Diploma is considered an asset.
  • Experience working on large residential, high-rise construction sites, knowledge of Procore Construction Software, and previous People Leadership experience are considered assets.
  • Strong knowledge of Microsoft 365 Apps.
  • Ability to read and intepret construction drawings and documents.
  • Strong initiative with the ability to quickly and effectively troubleshoot minor and complex project-related issues.
  • Exceptional time management and prioritization skills.
  • Highly innovative and results oriented.
  • Strong attention to detail with a high level of quality, consistency, and analytics.
  • Excellent communication skills. Ability to liaise with a variety of clients, suppliers, and contractors.
  • Entrepreneurial spirit with a strong focus on a collaborative teamwork ethic.
  • Position requires: Criminal Records Check Completion.
