Overview: We are seeking a Property Accountant to join our team at BentallGreenOak (Canada) LP. This role is crucial in delivering precise and timely financial insights to our staff and clients, aiding in property and budget management, decision-making, financial reporting, and cash flow monitoring. The position also involves training, developing, and mentoring our property accounting team to foster knowledge transfer, create a positive work environment, and build strong skill sets.
Key Responsibilities:

  • Comprehensive Accounting: Manage full-cycle accounting for a portfolio of properties.
  • Financial Reporting: Generate monthly financial statements in accordance with IFRS/ASPE or client-specific policies.
  • Supplementary Reporting: Provide additional reports as required by clients.
  • Variance Analysis: Use budgets and other tools to analyze financial variances.
  • Balance Sheet Management: Reconcile, analyze, and comprehend all balance sheet accounts.
  • Monthly Adjustments: Prepare and record operating costs and realty tax adjustments monthly.
  • Tax Compliance: Ensure timely reconciliation and remittance of HST, GST, QST, and other legislated taxes.
  • Cash Flow Monitoring: Keep a close eye on cash flows, focusing on mortgage payments, payroll, management fees, property taxes, tax remittances, capital and leasing costs, and other significant monthly expenditures.
  • Fund Distribution: Determine surplus funds for distribution to property owners.
  • Tenant Relations: Support site teams in tenant reconciliation and invoicing.
  • Tenant Analysis: Provide tenant analysis and statements of accounts as needed.
  • Year-End Adjustments: Complete year-end operating cost adjustments and tenant billings within 90 days of the operating year-end.
  • Budget Preparation: Prepare property budgets within designated deadlines.
  • Process Improvement: Offer feedback for procedural enhancements and quality improvements.
  • Financial Information: Deliver accurate and timely financial information to management, other departments, and clients.
  • Portfolio Accountability: Take full responsibility for the portfolio, including all monthly, annual, and other duties as outlined in the job responsibilities.
  • Skill Development: Utilize and enhance problem-solving, decision-making, time management, communication, and delegation skills.
  • Professional Communication: Communicate effectively and professionally with all BentallGreenOak employees and clients.
  • Coverage: Assist in covering for vacations and absenteeism.
  • Corporate Culture: Support BentallGreenOak’s culture of environmental and social responsibility.
  • Training and Mentorship: Train property accounting staff on all property accounting cycles, including procedures, processes, and property file reviews.
  • Guidance and Direction: Serve as a resource for property accounting staff, providing guidance and direction on accounting and property-related issues.
  • Team Management: Contribute to the overall management of the group by mentoring property accounting staff.
  • Special Projects: Undertake special projects as assigned.

Qualifications:

  • Education: Enrolled in the 3rd or 4th level of a CPA program or an equivalent post-secondary program.
  • Experience: Previous full-cycle accounting experience is an asset. At least 5 years of experience in commercial/retail property accounting, including full-cycle property accounting, CAM/Tax recoveries, and financial statement preparation.
  • Relationship Skills: Strong communication skills, both oral and written; ability to develop and maintain cooperative working relationships; team-oriented.
  • Organizational Skills: Efficient time management, ability to work under pressure and meet tight deadlines, handle multiple demands and priorities, and prioritize workload. Detail-oriented and open to learning in a dynamic environment.
  • Computer Skills: Proficiency in Excel, Word, and other Microsoft Office programs. Knowledge of JD Edwards and Yardi is an asset.
