Gracorp is currently involved in developing 10 projects in the Pacific North West of the United States and in Canada, totaling over $1.1 billion.SummaryReporting to the Finance Manager, the Financial Accountant is responsible for providing accounting and financial support for both Gracorp Properties LP and Gracorp Capital Advisors Ltd. (collectively, “Gracorp”) and all the funds and projects managed by Gracorp. The incumbent is accountable for ensuring that accounting processes and controls are being adhered to in accordance with company policies, and to ensure clear, accurate, consistent, and relevant financial information on a timely basis.Roles and ResponsibilitiesAccounting, Tax & Financial Reporting

  • Ensure general transactional accounting processes and month/quarter/ year-end procedures are completed in an accurate and timely manner and in compliance with deadlines.
  • Review and understand contractual (LPAs, DoTs, loan agreements, etc.) terms and conditions in relation to project set-up and billing requirements.
  • Apply the knowledge of professional accounting standards, including but not limited to financial instruments, revenue recognition, and accruals.
  • Ensure timely and accurate reconciliations, including complete, accurate, and timely billings, in accordance with contracts.
  • Ensure adherence to documented processes, and evaluate and recommend improvements for efficiency and effectiveness.
  • Prepare ASPE and IFRS financial statements.
  • Assist in preparing and distributing tax slips and filing GST returns.
  • Process unit/share redemption/retraction requests.

Budgeting, Planning & Audit

  • Ensure adherence to company policies, procedures, and internal controls, including project set-up and maintenance in the system.
  • Contribute to budgeting and forecasting for Projects, as required.
  • Demonstrate an awareness of Governance and Compliance frameworks and maintain effective internal controls.
  • Assist in internal and external audits.
  • Assist in the ongoing development, maintenance and improvement of systems and processes.

Cash Management

  • Manage accounts receivable collections, and support AR reporting and resolutions of disputes and timely collection of outstanding balances.
  • Support and provide project inputs for consolidated monthly cash flow forecasts.
  • Assist in fundraising, issuing capital calls and distributions to investors.

Management Reporting

  • Provide monthly Project cost reporting and analysis to Development Managers and Project Directors.
  • Assist in preparing monthly investor statements.
  • Create and update unitholder registries for companies and projects.
  • Apply consistent, accurate, relevant, and timely management reporting.
  • Assist in preparing quarterly P&L variance analysis for Companies, Funds, and Projects.
  • Prepare project cost reports and ensure the accuracy of costs.
  • Participate in project reviews and project cost forecasting, providing contestability to the project financials.

Education, Experience and Knowledge

  • Bachelor’s degree in Commerce, Accounting or Finance is required.
  • Completion of a recognized professional designation (CPA).
  • 5 – 7 years of relevant accounting experience.
  • Strong understanding of financial accounting principles and practices.
  • Good accounting proficiency in billing and cost accounting.
  • Strong analytical skills.
  • Experience in financial services and/or real estate industry.
  • Good understanding of real estate investment and development business and what factors drive profitability.
  • Proficiency with MS Office Suite, including advanced Excel skills.
  • Strong working knowledge of enterprise resource planning (“ERP”) systems and systems controls, SAP preferred.
  • Working knowledge of UAT testing for systems upgrades and enhancements.
  • Working knowledge of financial and management/cost accounting systems.
